The plot or land must meet one essential requirement. In order for construction with a self-build mortgage to be viable: It must be classified as urban land.

Where to look for land or plots to build my house?

The first alternative to search are the real estate marketplaces ( idealista, habitaclia, fotocasa…) or long web pages like (Altamira RE, Aliseda RE, Haya RE o Servihabitat…).

The problem with these product sources is a lack of organization and specialization in this type of product. In many cases we will have to make several filters to be able to extract plots or land that can be used to build our house.

What can I build on a plot of land?

Each plot or land has an urban qualification.

This qualification defines the parameters for building on it:

  • Maximum occupancy (a percentage of the total m² of the plot)
  • m² of building (how many square meters we can build)
  • No. of floors (Ground floor+1 or +2…)
  • Meters to facade
  • Meters to boundaries

The place where we can find all the information regarding the plot is the Town Planning Department of the Town Hall to which the plot belongs.

It must be taken into account that due to the location, urbanization or zone, each plot may have a different urbanistic file (minimum surface, occupation, m² …).

What expenses will I incur for the purchase of the plot?

For the purchase and sale of the plot we will have to assume the following expenses and taxes together with the purchase price.

Depending on whether the seller is an individual or a legal entity (with real estate activity).

  • If you are an individual, ITP (Transfer Tax). Depending on the Autonomous Community it can go from 6% to 10% of the sale value.

  • If you are a legal entity, VAT (Value Added Tax) 21%.

Documented legal acts (AJD) will depend on the Autonomous Community where the purchase/sale takes place (from 0.5% to 1.5% of the purchase/sale value).

Notary (to make the title deed) depending on the amount, number of pages… approximately between 700€ and 1000€, Land Registry to register the title deed 250€/450€ and finally the Gestoría that will take care of all the formalities before the Land Registry and payment of taxes in the different public bodies.

Will I have any additional costs in preparing the land to build my house?

Once we have acquired the land, we will most likely have to adapt the land to build our house.

This is called “land clearing”. With the topographic and geotechnical studies, the earthworks – foundations can be started. To later start the industrialized construction actions, either prefabricated or modular.

The cost will depend on the topography of the plot. Don’t worry about the cost, the Buildlovers technical team will anticipate it so that you have the information and can make the best decision.

How much can a plot of land cost?

The price will depend on different aspects: location, constructive capacity, physiognomy….

It is always good to have several alternatives, and depending on the costs of adequacy and foundation, choose the option that best suits our financial-economic situation.

Can I finance the purchase of a plot of land?

If you do not have the necessary resources for the sale and purchase, you can opt for different financing options.

With a personal loan or with a mortgage, these are the 2 alternatives to be able to buy and sell your plot or land.

With a personal loan, the amount we will be granted will depend on our borrowing capacity in relation to our monthly income.

This option is viable when the cost of the plot is not very high.

With a mortgage, the amount that can be granted by the bank for the acquisition of land will be between 60% and 80% as a maximum of the deeded purchase value and will vary depending on the bank and its financing policy for this type of property. It will always be necessary to take into account our capacity of indebtedness to know the amount that will be granted to us.

As for the terms, in personal loans we cannot have more than 10 years (120 months) and in mortgages between 15 and 20 years.
